An historic timber framed dwelling was showing signs of bowing and bulging of the brick façade. During the course of the investigation, it was established that the masonry was a later addition to the timber framed property and that the masonry was no longer restrained by the frame behind.

OSC designed a remedial solution using helical ties to restrain the brickwork to the timber frame. The retro-installed ties were located within the mortar beds to avoid damaging the bricks. The timber framing elements were located in advance using ground penetrating radar.

This project required deviation from the standard use of timber to masonry restraint systems and, as such, required a suite of load testing of trial fixings to verify the design, with tests carried out to both the timber and masonry side of the connections.
